Bro, you get outside 485 and it’s an hour drive no matter where you go. Charlotte is so far behind the north east when it comes to transit and it’s either too hot, too long of a ride, or people flat out refuse to ride their bikes to anything.

What’s the difference between north/northwest Charlotte and the south? And they seem to be completely bifurcated as far as value trends ?

I have a hard time remembering people actually work in cities. What I experienced on Providence Rd all hours of the day no matter what day it was, is inexcusable, but I don't know how you'd fix it.

Maybe a light rail that connects the Bowl, Blakeney, Stonecrest, Waverly, Promenade, and the Arboretum. 50% of the traffic in 277 is just going to those places.

It’s pretty impossible to fix short term, you just have to slowly chip away at it. The biggest issue is zoning laws that force SFH and tons of parking and disallow businesses to be IN neighborhoods. Like if your local HT is on your block, most people would walk there. 90% of people will do the most convenient and/or cheapest thing.

My HT was .7mi and it was just SLIGHTLY farther than I ever wanted to walk with a couple bags of groceries. I did see a couple older ladies taking their 3 wheel bikes with baskets back and forth, but dodging the Uruses and G63s would sketch me out.

Yeah it's not even comparable. Obviously when I leave for work there's no traffic regardless of where I live, but on the weekends I'm much more likely to get in the car and go somewhere to eat because the roads aren't gridlocked with luxury SUVs

I also hate it, hence why I don’t really drive… the wife has mentioned that the traffic down there is wild when she leaves work as well. She is usually done at 3:30 PM too, not even full on rush hour yet.

Biking is tough because if they have to dress professionally, it’s a pain in the ass to either change and/or shower once at work.

Here's to hoping the HVAC is salvageable, but very glad that's over and now starting to get excited. This location, garage, screened in porch/outdoor area, and two stories/more space will all be a nice upgrade.

How much is a new roof? HVAC is what it is, systems wear out and die. Getting a new HVAC is a lot "funner" that getting a roof......there is usually a NOTICEABLE improvement in performance/comfort.
