Bro, you get outside 485 and it’s an hour drive no matter where you go. Charlotte is so far behind the north east when it comes to transit and it’s either too hot, too long of a ride, or people flat out refuse to ride their bikes to anything.
I have a hard time remembering people actually work in cities. What I experienced on Providence Rd all hours of the day no matter what day it was, is inexcusable, but I don't know how you'd fix it.

Maybe a light rail that connects the Bowl, Blakeney, Stonecrest, Waverly, Promenade, and the Arboretum. 50% of the traffic in 277 is just going to those places.

South Charlotte is Mountain View, North is Oakland?

Based on that image you shared the richest zip codes are getting even more expensive and others are not. #richgettingricher #RIPmuhtroy

That makes perfect sense. You guys were behind the curve I.e Cali shit… we had the same pattern 6 months ago. Now everything is dumping … we had appreciation in the highest zip codes and best schools until May this year and then bam … hammer dropped and now they are correcting as well. Oakland been correcting since 2013

It’s pretty impossible to fix short term, you just have to slowly chip away at it. The biggest issue is zoning laws that force SFH and tons of parking and disallow businesses to be IN neighborhoods. Like if your local HT is on your block, most people would walk there. 90% of people will do the most convenient and/or cheapest thing.

I find it wild that three friends on my street all drive to work at the banks downtown and spend hundreds per month on parking when it’s a very easy and pleasant bike ride OR light rail from here.

Yeah it's not even comparable. Obviously when I leave for work there's no traffic regardless of where I live, but on the weekends I'm much more likely to get in the car and go somewhere to eat because the roads aren't gridlocked with luxury SUVs

I consider "traffic" as you'll wait multiple cycles of a traffic light to get through it.

The yellow just to leave my old neighborhood would probably be 2-3 cycles of a light depending on which direction.

I think it is better up here, but it's still very bad, especially from 3-7 PM during the week. Things are closer together here, so less distance to drive. Plus that whole Providence, Matthews, Marvin, Waxhaw area was basically the country 20-30 years ago, so you have all these small winding two lane roads that no carry a ton of volume post 485 development and it's a hot mess.

The walkability score there is probably negative 20. So when you have zero other options except to drive? You induce a situation where everyone drives everywhere, even for simple trips.

When you get closer to Dan and I, you have the ability to walk, bike, or take the light rail. The options open up space on the road so it doesn’t seem as congested, even though the density here is higher.

Fair points. I have biked in professional clothes many times four miles though, it's NBD, people in other countries do it all the time. Also, all those banks have on site gyms where one could shower/get ready.

But I digress, I imagine they've never even thought about not driving, it's just the normal thing to most people.

We've had quite a week with the house purchase! Inspection came back with some concerning things, mainly the roof is OLD (we could tell when we looked at the house and knew this) and the HVAC has some condensation on lines in the attic (TBD). Additionally the screened in porch has some issues/not built to code.

My BIL works in insurance and based on records he has access to thinks the roof is original from 1989, but impossible to know for sure, kind of wild. HVAC... well, Jeremy's contractor recommended replacing the system as we were negotiating with the sellers, but TBD if that will be needed or not.

We ended up settling on them giving us $8300, it was all pretty darn stressful but it didn't seem worth backing out on the :dill: for given we'd possibly lose our due diligence or need to pay a lawyer a bunch of dough.

Here's to hoping the HVAC is salvageable, but very glad that's over and now starting to get excited. This location, garage, screened in porch/outdoor area, and two stories/more space will all be a nice upgrade.

How much is a new roof? HVAC is what it is, systems wear out and die. Getting a new HVAC is a lot "funner" that getting a roof......there is usually a NOTICEABLE improvement in performance/comfort.

Ah the joys of the house iNveStMenT. Was all of this not disclosed prior ? These seem fairly basic items that go wrong ….

Prices here maybe a bit higher… prob closer to 20k for roof, the ac seems like you should just keep running till it pops… then replace the unit for 8-12k…

Griff, it's a bit of a roll of the dice, but you could do what we did. We needed a roof for a while and we basically waited for a bad hail storm and when we got a massive one we called our insurance company and got a $27k roof for free fiddy. We got top of the line shingles with a 50 year warranty so it'll probably be the first and last roof we'll ever need.

It's a gamble, :doe: :iono:
