According to Zillow and Redfin my home has appreciated $90k in 1.5 years. How is this sustainable?
On the plus side I’m inching closer to break even. Factoring in selling fees and the repairs I’ve made I’m at a cost of about $1500/mo which is cheap for 3 bedroom 3 bath standalone home.
On the negative side I can’t afford anything else lol

Currently homes are selling under estimates in most areas not sure about yours.
No one can afford anything other than the boomers who are sitting flush with cash, with no expenses and record investments while taxing/draining the millennials to death.

There are a decent number of stagnant houses though. Greedy boomers that won’t back down. There’s not much in my affordability range (poverty).
Wow ! Yep you’re projected to go up as well! Currently up 4% YoY wild. Schools are really decent in the area … so that usually points a non hellcat srt community that keeps things nice and prices high… so makes sense

Charlotte is interesting. Lots of stuff sitting and getting reduced, yet plenty of over asking bidding wars on stuff that’s listed at a decent price.
Is it school district related? I assume that's mostly why people are moving this time of year.
I think school district is important but also a couple other things:
1. Most people want move in ready, those move fast
2. Pricing right from the beginning is key. I think many sellers believe it to still be 2023 and come in hot asking big money for a mediocre pad… then if you don’t get that immediate momentum, it doesn’t go well
Charlotte is not down… as a whole the market is even the last three months with the two hot South Charlotte zips being up… data below. This is every house sold in those two zips average price per square foot over the last three years. The average sales price graph looks the same

Schools here are rated highly. Among the top 5 in the whole Philly region usually. There’s a distinct lack of moderately priced housing stock, everything is out of reach of blue collar families.

NW is no-mans land, but man I don't see the appeal to some of the south south Charlotte zips. The roads can't handle even half the traffic coming up from SC

Bro, you get outside 485 and it’s an hour drive no matter where you go. Charlotte is so far behind the north east when it comes to transit and it’s either too hot, too long of a ride, or people flat out refuse to ride their bikes to anything.

Jeremy and Dan maybe could correct me, but it was just relatively empty in those areas since there wasn't easy access to I77 or I85 until the 485 loop was built. Even 5 years ago I looked at renting out there and it was just old houses far away from any modern conveniences.
