Jeremy uses this guy and he seems pretty legit. You can set a threshold on issues you want to hear about - like if you just want him to deal with anything sub $300, you don't hear about it other than your monthly statement where it gets deducted.

On one hand, you're :notwrong: it's another ~$200 we could get each month, but between working, being parents, taking care of the new house, etc. it feels a bit daunting to take on another responsibility.
Tom just gets it done. You’re in good hands.

If you manage your own property, it’s not truly mailbox money.

I don’t want to worry about anything. I don’t want to be called, and I don’t know what makes a good tenant. He does all that, which I think is half the value.

You’re not an individual that wants to deal with that. Well worth the 8%. Having known tom
And what he has to deal with, 8% is wayyyy too low for me to take that on for anyone. Property management is a different breed.

Charlotte is a vast metropolis Brad, we have several options here for services that just aren’t available in smaller towns.
:dat:

I wouldn't really entertain it if I'm on the hook for all the :bs:

I am genuinely curious how much the passenger seat has to move up to fit the rear facing baby seat. If possible can you snag a pic of the position?
And like can you sit in front of your kid (you not the wife). Or are your legs touching the dash at that point and you're in a fetal position?

Kinda cool that car still works in a pinch! That can't be said for corvettes , miatas etc.
I can look for or grab pics. On the bolded, hell no. Wife road in it once with the baby in the back, like four miles round trip to dinner, she was completely jammed in there, legs basically sideways and still in the dash with the seatback vertically upright, she is about 5'5". It's basically one or the other.
10-4. Not super surprising.

17.5 MPG, mostly highway.
PP towed really well, TOW mode disables VCM, so running on all 6 the whole time.
Backing up is really easy with a shorter vehicle, and the additional cameras are really nice.
You got 18mpg while towing? :impressive: AF
Closer to 17 if I'm being honest. Was like 17.31 so I rounded up.

So the entire sunroof assembly needs to be replaced in the Mini :rage: Of course the part is discontinued by BMW/Mini..

Found this used one for $400 plus $300 shipping..
https://www.allmagautoparts.com/product ... gJK9_D_BwE

Slightly cheaper here:
https://www.schmiedmann.com/en/product/ ... uct=C30448

Any reason not to buy one of those used ones? The only other alternative I’ve found is what appears to be a new one at pelican parts:

https://www.pelicanparts.com/More_Info2 ... 4107053424

Don’t love the idea of dropping $3200 on a sunroof. At that point I’d rather cut the thing out and have a solid roof fabbed up lol.

Caulk up and leaks with some clear silicone and call it a day. I don’t know that I’d be thrilled to drop 700 bones on a used one either that may have the same issue in short order.

A part broke like two months back when I was closing it. Mentioned it on here I think. Took it to a shop, they identified the broken part, two week lead time from Germany. Part showed up, was replaced but once that was in they discovered the actual broken part on the assembly itself that had cause the first part to fail. They’re these worn out, brittle plastic pieces that have just been baking under that sunroof glass for 23 years.

So breh’s suggestion makes sense, set it and forget it. But I also enjoy popping it open and cruising like that. There’s a sunroof specialty shop out here, I may take it to them to see if they can somehow fix it. They were out of town when it happened and we had rain coming in so I needed to get it fixed quick as it was stuck partially open and just took it to the first shop that I was referred to that was open and had availability.

I know I’m misremembering what the guy at the shop said, but one of the little slide rails in the assembly itself broke. It’s “closed” now, but can’t seat all the way because of that broken part, so the rear passenger side is popped up a little bit.

Pano roofs are essentially a disaster waiting to happen. It makes sense that en entire roof of glass that opens up MAY NOT BE the most reliable thing on earth.

I think the culprit has been identified. Plastic parts subjected to hammering UV damage. USE METAL BRO.

Apparently one of flaws of the B58 and yet ANOTHER reason to not trust anyone to perform the simple task of changing your oil is that the oil filter housing cap screws into the oil cooler, a plastic part which fails regularly, and doubtless some monkey overtighening or otherwise not being gentle is a common cause.

THat is/was all plastic on the poverty 4-cyl unit as well, which gave me pause at times.

Just in time for my plastic rant earlier.

Toyota was also using plastic oil filter housings and finally came to their senses by returning to spin on filters.

The people working on cars have significantly decreased in altitude it’s quite sad

Wow, the N20 is a plastic cap but aluminum housing.
The rest of the fleet is canister spin-on filters so, no worries there.

That’s right, didn’t remember the exact situation other than the plastic cap. Honestly a very easy car for erl changes, no complaints.
