If silicon valley is too crowded and expensive, what's the next new up and coming tech hub that is quickly reaching parity in terms of cost? Austin is the obvious answer. I think the ship has sailed in regards to making Austin a home for myself. I'd look elsewhere.
High COL, water shortages, and grid issues? Sounds awfully similar to another place, but I can't quite put my finger on it.

Average house is 3.5-4 million for 2k sq feet.
