Fair points. I have biked in professional clothes many times four miles though, it's NBD, people in other countries do it all the time. Also, all those banks have on site gyms where one could shower/get ready.

But I digress, I imagine they've never even thought about not driving, it's just the normal thing to most people.

My neighbor Pat used to just drive, and he saw me walking one morning as I was headed to Scaleybark station. ‘Twas going to uptown for an appointment. And he was like I guess I could try that. He drives his truck to Woodlawn station now and takes the train in. At first I judged him for driving his car, but he drops his girls off at school/daycare first then does it, so excusable.

I like to think it’s one less person clogging up the roads so our fort mill suburbanites can commute just a little easier.

We don’t get many hail storms in Charlotte WAP, but I like where your head is at.

North Carolina is a fickle state to purchase real estate in boys. We’re a caveat emptor state, meaning the onus is on the buyer to check quality. There also aren’t any contingencies in our contract for a buyer to back out.

We also have non-refundable (under certain circumstances you do get your money back) due diligence fees. These are negotiable dollars for a negotiable amount of time. So if you have a property with multiple offers, then it drives these numbers up for your offer to be competitive.

So if you run into issues during inspections, there isn’t a “give me my money back cause the house is fucked clause”. It’s hey, that sucks for you.

Now, sellers are supposed to disclose material facts about the property. They have three choices on disclosures:

1. Yes. There is a problem with “X”

2. No. There is not a problem with “X”

3. I don’t know, I’m not a contractor bitch. Get a fucking inspection.

If they check the third option, it’s like pleading the 5th.

If they check No, and it’s discovered later on there is an issue. You might be due your due diligence funds back if you can prove the seller knew about the issue prior to selling you the house.
Problem is, you have to prove they knew about it, and if they flat out refuse to refund your money, your only recourse is to hire an attorney, and pay for them to go to court on your behalf. So depending on the issue, how much it costs to fix, and how much you stand to loose in potential due diligence funds, and how much an attorney will cost. You have a really tough decision to make.

It really does suck for a buyer at the end of the day in a competitive market.

I'm about to get my roof replaced through insurance. I feel like that's the only reason to have home owners insurance around here.

Mine isn't even in terrible shape. But if the shingles are discontinued, they can't repair the roof according to Ohio law supposedly? It's bizarre but I guess true. So new roof it is. Probably a $25k roof

Yep, I think we will get it looked at as we have an HVAC company we trust, but hoping that we can ride it out as long as possible.

I believe it.

In my case it was a microburst centered right over my little town. Scores of roofs replaced and hundreds of trees lost. I've got pics I'll dig up and post if anyone's interested.

Yep, it's common practice enough around here. I've heard we would possibly get pushback based on the age of the roof. Insurance company may be like, it's not covered because over 30 years old, etc. This strategy is certainly a consideration though.

Speaking of insurance fraud, I don't think I told the class this yet.

We're sitting at the kitchen table eating dinner Tuesday evening and BOOOOM loud ass thunder right as lightning strikes (lots of storms here this summer). It was legit scary. We are thinking it must have been 'right in our neighborhood'. Once it stopped raining, :tits: goes outside and it was literally our own tree, 15 feet from the kitchen table where we were sitting. It took out the highest part of our crape myrtle and about 25% of the canopy is gone, but I think the tree survived.

It's so random as this thing is only maybe 25' tall, there are dozens of trees within 200' that are 2-4X the height at least.

Second time a tree on this property has been hit by lightning in my 5.5 years of ownership. The first one was the infamous insurance fraud sitch where we got $28K for a fallen tree. It did do real damage though, taking out the shed and such.

Fortunately this time, it just required a couple hours of me clearing out branches and detritus.
