was curious and called the listing agent. Didn't say who she was, just that she was interested in the house. Dude told her that it's pending, so the other offer must have been legit.

Mortgage on the beach house is currently sitting at 2.65%, variable on a 5 yr. I'm pushing to find lower tomorrow but i think I'm scraping the bottom. The absolute moronic thing about lenders is that if I didn't dig up 20% I probably would have secured an even lower rate. Like another 0.2%. Why the fuck would a bank want to give a better rate to someone with less skin in the game??

On the flip side the existing owners might be willing to property manage our place for a fee. they do a walk through before and after, surveying any damages, clean the house, dishes and bed sheets! Place is rented out the first two weeks we own it for $2900/week in Canuckian ruple-stuples which is .

Any loan under 20% is automatically charged a loan insurance fee. I guess that makes them lower risk or something. Also, if you default on a 15% down loan.... the bank stands to gain an asset. Mortgage insurance didn't work in the 08 crunch and wont work in the next one. Its the hugest legal scam the banks have come up with since the fractional reserve banking system became legal.
but alas, a 5 year loan on a house is hilariously short. They justify the higher rate by knowing you will take it; because your over all out of pocket over the term is less.
TL;DR: they are fucking you because you can add.
