Yep, we will get movers... whatever the rule about not asking people over 30 to help you move feels applicable. I wouldn't mind helping with heavy lifting, honestly boxing up is my least favorite part.
Closing on 8/1, going to move I think the following weekend, will be getting the current pad listed stat. We are going to try the renting it out thing, hopefully they don't destroy our house. I feel like at $2500/month you must generally get decent quality individuals. It's a great setup for a couple or people with one kid, not great for roommates, so that should work out well too.

Well, just throwing this out there, thats 8% more you could be making. You could put it into its own savings for turnover expenses, house maintenance, and mortgage in between tenants. Its close enough to self manage without too much PITA. I think it makes sense on paper, only thing that gives me pause is we're using a lot of our cash reserves to buy the new place, so we'll have a $2K more/month payment (doable) but it'll be hard to rebuild the savings and make the handful of improvements to the new place we'd like to do. I think if renting turns out to be not terrible, it's worth it in the longer run to just be a bit more tight with budgeting over the next couple of years.
Depending on how much the property manager actually does, it MIGHT be worth it. In louisiana they were pretty much just crap middle men, TN seems similar, but maybe NC has better options. If they really just deal with issues and send the bill, have handymen on staff, and deal with evictions and whatnot, its probably worth it. All the ones I looked into were basically a glorified payment processing service and literal middle men.

17.5 MPG, mostly highway.
PP towed really well, TOW mode disables VCM, so running on all 6 the whole time.
Backing up is really easy with a shorter vehicle, and the additional cameras are really nice.

When I met my now Father-In-Law, he had 3 F-150s and 1 F-250.

Makes zero sense to me. He has since sold one of them. Upgraded his F-250. He'll lose his work F-150 when he retires in the next year or so.

Jeremy uses this guy and he seems pretty legit. He had his pristine 90s F-150 that he sold to his brother. He has his daily ecoboost late 2010s crew cab w/ long bed as his daily (that he doesn't drive daily). He has his work F-150 that he drives to the office and job sites every day. His Platinum F-250 diesel is for towing the camper?
I always gave my wife's brother shit because he drove a Ford Fusion, but I had a Lightning. I was the son his dad never had, because I joined the Ford Truck family. He just bought a Ranger Raptor last week, so now his father can finally accept him.

On one hand, you'reit's another ~$200 we could get each month, but between working, being parents, taking care of the new house, etc. it feels a bit daunting to take on another responsibility.

I don’t want to worry about anything. I don’t want to be called, and I don’t know what makes a good tenant. He does all that, which I think is half the value.
You’re not an individual that wants to deal with that. Well worth the 8%. Having known tom

I am genuinely curious how much the passenger seat has to move up to fit the rear facing baby seat. If possible can you snag a pic of the position?
And like can you sit in front of your kid (you not the wife). Or are your legs touching the dash at that point and you're in a fetal position?
Kinda cool that car still works in a pinch! That can't be said for corvettes , miatas etc.

Wife road in it once with the baby in the back, like four miles round trip to dinner, she was completely jammed in there, legs basically sideways and still in the dash with the seatback vertically upright, she is about 5'5".
