Got an offer on the house. It's a bit of a lowball but quite a few more homes have popped up in the same price range as ours in the last week. I'm afraid it's turning toward a buyers' market where we are - we may have been behind the trend nationally but seems we're getting to where other areas are.

We countered of course, but came a fair ways toward where they were. We have a dollar amount in mind of what we want to put toward the new house and anything over that is honestly gravy. Our realtor worked up a sellers' net worksheet and at this price we'd come away with $5k more than we want to put down on the new place. Not ecstatic, but it'll do assuming they accept. We should find out later tonight.

The feedback we got is that they love the house except for the pantry (too small, on which we agree), and there's no double oven (which can be fixed). There are shelves at the bottom of the basement stairs that we use as a second pantry - not ideal, but perfectly serviceable. The easiest fix for the double oven would be a double range, though that admittedly makes them both smaller and isn't always the best option. The cabinets could be pretty easily reconfigured for a double oven and separate cooktop on the same wall where the range is now. We offered to give an allowance to do the work "for the right offer".

Also had another showing this morning, no feedback of any kind, though, which has become the norm.

Selling a house is the most stressful experience. I'm never moving again unless we miraculously become so :waxer: that this one we're moving to is paid for and I can just pay cash for the next one too.

Instead of offering an allowance with acceptable offer, why not do what I call a reverse offer? I’ve done this on my listing that may struggle to sell.

You hav someone interested and they mention they don’t like “x”. Get a quote to make it what they want, then present them a full offer.

Knock off some of the price, give a credit for the “x” fix, and put together a full term offer on your states offer to purchase/contract. This puts the onus on them to say yes, or no, and sometimes it prompts a conversation and forces them to make a decision.

This has worked very well for me in the past. It makes the buyer decide and you show creativity in that offer by trying to solve their problem. If left to their own accord and/or their agent, you won’t get much creativity or work around.

I hate to suggest this as your agent probably knows your market and what’s best, but just giving you an idea of what has worked for me and my clients. I like to think outside the box to get things moving. It has really helped.
