Real garage and AC with the "low" blessed tax rate of 3.2% vs 4.5% in Corning. 35 minute commute and an even smaller town :doe:

Bad Idea, stay the course, buy windblow units
4 nice window units still less than a months mortgage interest payment

whats weird is that same thing was $139 when I looked this morning. then I clicked YOUR link and its now cheaper.

That :mahtroy: luck.

I think I'll spend the $150 for a normal name brand unit.

They are all marked down right now it appears. Haier and GE are $129-136.

Ready to add an extra mortgage to our lives... house prices here are slightly depressed and about to spring forward to new highs. I need to land a quality product, not quite there with my current place. :plac:

No we want to replace our primary residence with something more comfortable. Looking for more green space, better schools, and less air traffic, and a more desirable area. It costs a shit load to sell, real estate agents and land transfer tax is a bitch so we want to land in our forever home.

Started thinking about the air traffic, and I think its disrupting our sleep, our kids high school is right beside Canada's largest highway (401), and I really think we can do better for ourselves. The only problem is that right now we have a non-existent commute for my wife and are as close to my client base as possible. Anywhere we go will tack on more time and money to travel.

Lifestyle is the goal, a better area with a more enjoyable backyard and possibly a small salt water pool seem like a good goal.

The hard part is that they don't ALL come together unless the price goes up significantly.

The goal:
1. Little extra travel cost
2. Big lot/green space/pool
3. Highly desirable area/good school

All three are easily going to cost us an extra $200k, which we can afford to mortgage. The .gov are about to make changes to lending restrictions to make homes easier to qualify for, and interest rates are flirting with a hold or decrease, all of which will make the jump more expensive since the price gap will grow.

That's a lot of loot and much of it will be thrown out the window on real estate agents and taxes.

Staying put seems like a financially wise move, but the lifestyle at our current place isn't that great.

It's frustrating to think about the extra costs, but we bought into our current area for less so I dunno. I really wish we bought the better area seven years ago, but we still have 20 years of working ahead of us.

Good luck with your decision. Your reasons make sense to me.

Thanks dood, we think it is :notwrong:

The options are:

Oakville or Georgetown

Oakville:
Pros:
-near the lake (Ontario)
-best schools
- :fancy:
-nicer homes
-traditionally most robust real estate values

Cons:
-further away
-toll roads required during rush hour travel
-smaller lots

Georgetown:
Pros:
-newer development, more growth means more house price increases
-lots of green spaces so it's easy to get a lot backing onto a ravine/park
-closer to work/no tolls required

Cons:
-more people with "small town" mindset which I notice even while shopping house :derp:
-average rated schools, nothing sticks out

Seriously motherfucker, DO NOT BE DEFEATED. Ain't nobody got time to sit around in a non climate controlled room. Buy one of those floor units with the hose that fits into a vertical plastic strip that fits in the window. Cover the rest with cardboard or wood. FUCK IT. DO WHAT MUST BE DONE>
