I mean we technically can put more down but it requires liquidation of investments and incurring capital gains taxes. We're at the top of our 15-year budget, but far from the top of the 30 year budget.
Cap gains are going to be incurred either way. If we’re talking an extra 5-10k for you to put down the most “extra” at the 10% more + full 10k is 1k. Still no small amount to sneeze at. But if it makes or breaks then why not. That’s only under the worst case scenario where it doesn’t appraise, which is unlikely. The comps in the area will hold, and usually appraisers don’t want to make the deal fall through either way

We've had no rain and the snow melted weeks ago. It's been full sun every day for a while, and I've noticed things are really dry up here.

Yeah not a lot of rain, low humidity, and breezy. Burn bans were in place for a good chunk of last week. Cold front came through with some rain on Friday evening and seems to have knocked everything down.
