That isn't really all that as far as appreciation goes, IMO. Basically inflation... my house that is now stupidly worth $400K would've been ~$100K-ish 10 years ago.

It is definitely geographical market based. My house in the blessed lands has only appreciated 5% in 10 years...... appraisal wise.... I'm not sure what it would go for, real world, right now. But I wouldn't expect an increase of any more than 10-15%

Wow so I found out why the "texas" based company is reaching out to me. They purchased one of our main competitors 3 weeks ago... and likely are looking to head their new finance department/integration etc. The company that was purchased is so cal based... The plot thickens. Interviewing with them tomorrow 8Am as the dude is based in the UK.

These small wads of cash aren't anything significant in the grand scheme of things. $1400 checks aren't going to help someone who couldn't afford a house before, afford one now.
The $1400/2000 $600 checks whatever don’t do much because they targeted those who can’t really afford a house (sub 75k) annually crowd.
That said a good portion is urban Exodus for sure. A lot of city dwellers who rented now bought in the burbs. Certainly happened here

Will it last? I don't know... but it will be slow AF to return. My county is still CLOSED. Based on the future direction most companies are headed... I don't think "city centers" are going to get vibrant for another 5+ years. And once the working man leaves the city center... we all know what happens.
