Cap gains are going to be incurred either way. If we’re talking an extra 5-10k for you to put down the most “extra” at the 10% more + full 10k is 1k. Still no small amount to sneeze at. But if it makes or breaks then why not. That’s only under the worst case scenario where it doesn’t appraise, which is unlikely. The comps in the area will hold, and usually appraisers don’t want to make the deal fall through either waytroyguitar wrote: ↑Sun Mar 14, 2021 4:49 pmI mean we technically can put more down but it requires liquidation of investments and incurring capital gains taxes. We're at the top of our 15-year budget, but far from the top of the 30 year budget.max225 wrote:
How does the appraisal have any bearing on taxes? Usually the county takes the actual sold value when you first buy it.
Also I’m assuming is well under his top line budget. So if the house appraises for less he can just put in more down to keep the bank happy.
I’d remove the contingency to make it stick. The is done

I'm stunned. It's going to cost a ton and be a lot of work but I'm in tears of joy. I can't believe that I'm getting out of here. I am Florida Man.

Oh wow. Is it abnormally dry for this time of the year or is this just what happens?
We've had no rain and the snow melted weeks ago. It's been full sun every day for a while, and I've noticed things are really dry up here.

Yeah not a lot of rain, low humidity, and breezy. Burn bans were in place for a good chunk of last week. Cold front came through with some rain on Friday evening and seems to have knocked everything down.

Sue’s biological father was one of the senior firefighters working this yesterday. It’s no west coast firestorm, but it’s a hell of a fire.[user not found] wrote: ↑Mon Mar 15, 2021 1:03 pmHoly shit, I didn't even hear about that.
It's dry and windy AF in NJ right now.

Looks like a super neat place. Everything you need, nothing you don't.
