No railings. It’s not enough of a step down.

It looks pretty good overall but there’s some issues in the details (or lack there off). I find out today if they want to bust it all out and redo it, or if the concrete company wants to knock $3500 off the total.

Just sloppy details, it seems like they had to many people working on it all at once and their communication wasn’t the best. The vertical face of the top step they put the lines coming down the front but not on the sides. A couple spots where the full stamp patter didn’t fit around the window wells and they didn’t continue the patterned line manually. A couple small spots were the there’s some marksmor whatever that they easily could have corrected when it was still wet but didn’t. But the big one is that the entire stamping is slightly crooked, instead of like starting up against the house on the middle and working their way out they started at 1 end and worked their way across. By the time they got to the other end you can see the stamping was not quite parallel to the back of the house. It’s not drastic, my wife didn’t notice at all, but it immediately stood out to me. The came back and looked and he said your absolutely right, all of your complaints are valid. He said there was no way the concrete company would be getting paid the amount they are supposed to for the work, he’s like I’m sure they will offer a discount. We talked about and I basically gave the option of taking $3500 the concrete part of the bill or take it out and redo it correctly with bossman there to supervise and make sure everything is finished before they leave and the concrete hardens.

I wasn’t real happy to find out they don’t do their own concrete. I went with this company because of a very good portfolio, reviews, and ratings. But it turns out they do the softscaping and pavers internally and sublet concrete. I hate hiring someone to hire someone, but at least it’s not my problem to deal with concrete issues.

Yeah I'd take the $3500. Out of what you just told me, I would guess one person in a thousand would notice the details you mentioned, from out here in California it looks pretty bitchin'.

I think with patio furnature and the grill etc it won’t be super noticeable. It’s not terrible by any means but it’s not good either. I can live with it at the end of the day, but I’m not going to pay $9000 to live with it (cost of everything patio/concrete related).

I agree, when it’s not new and expensive anymore I won’t really care anymore. Nobody visiting is really going to pay that much attention to detail either.

Sloppy, it looks like the stamp started to pull up some concrete and they didn’t bother to fix it.

They skipped the vertical lines on both the side of the top step.

This line on the front, once it got to the lower area where they know the grass will cover it they just stopped and didn’t bother to finish it.

You can see the stamping is very slightly crooked from the house when you look at the edge pattern.Image


Now all that stuff is obviously some poor craftsmanship, but it is pretty minor stuff that will likely go unnoticed. In all honesty I probably wouldn’t have complained, but this was the thing that pissed me off and made me say nope, fuck this. Front and center on the landing.... what the fuck were they thinking?!

I just thought that was one of his original complaints.. I still think he got a great deal by saving the $3500 over some small imperfections that, like has been pointed out, will be unnoticeable by others especially once the patio has some furniture on it and the yard has been sodded.

The texture isn’t at deep. When they stamp concrete it’s a set of like 20 stamps that are a good inch thick, for the edges and corners and curves there are thin flexible carpet like stamps that you can use to get the texture but it’ll never be as deep of a texture as the big stamps because it has to be thin enough to stay flexible.

My only experience with concrete is as youth mixing and pouring concrete to smooth out the transistions in drainage ditches in our city to make them more skateboard friendly.

I think it looks nice? Every stamped concrete job that I've seen has minor imperfections like that. Even the faux-brownstone fronts people put on their houses. Just is what it is. Overall it looks very good, and $3500 back is pretty rad. I'd be pretty content :iono: I get being upset about it though, pay good money and others don't have the same attention to detail you do. I get :triggered: at the missing details of my kitchen but whatever.

What are you doing with the rest of the yard?

Basically getting rid of the awkward splatter shape of the yard. Squaring off the shape of the grass, grading it slightly, rototilling in treated dirt with the nutrients needed based on the soil samples they took, relocating the sprinklers for the new layout, and then sodding the yard.

Basically the whole point of all this is have a nice usable backyard for our son to play in instead of mostly rock, weeds, and rabbit shit.
