Probably depends on renting laws? In Texas they don’t have to have washer, dryer, or fridges in the lease. It’s kind of (at least the fridge part)

I'm just saying that if was renting a residence out I would have a decent w/d as a desirable feature. I don't want tenants who go to the laundromat and I don't want tenants jacking with all the gas and water connections every time they move in and out. A decent rental spec w/d is not that costly.

A surprising amount of rentals out here too only have W/D hookups and expect you to buy or bring your own. Even that is hard to find so they get advertised like it’s this incredible feature. 90% of rentals here you’re going to a laundromat.

Update on pot filler paradise:
Appraisal came back strong. Really Strong. We are going discuss options with the realtor. Basically, we can try to list at or near appraisal and negotiate, or we can list ~10-15k under and it will go away quickly. Either way we are made whole if it sells. I'm staggered.

Well that is only step 1. Step 2 is to move and actually list it. Wife's sister is our agent and she says she can't keep quality inventory like ours on the market, sooo...... We need to move, and we need to get it empty, hire cleaners, get it done.
