But what really angers me the most is that permits exist for a reason! It's a safety issue!!! But by penalizing people for doing the right thing, or requiring permits for dumb shit, people pull them as a last resort and you end up with some seriously questionable "improvements".

Oh, good point! Hopefully I can work fast enough to where even if someone notices, the job will be done and over with before they can do anything about it.

They do it because they can. Once people start moving out and property values dip, .gov might start making changes.
We're very likely going to move with this stuff being a direct input to that decision.

You garage/property tax thing is a royal fuckjob. Ostensibly one of the benefits of flyover country is nice housing at a good price. I was looking at property in CO. Tax rate? .55% It has things like the Rocky Mountains. Yet there you are in Detroit Rock City getting hammered like you live in Monaco. Not cool.

Breeders are the thing in our local area. Not so much immigration, but everyone wants to be in our area, especially if they have kids. It's the "city" but with big houses and lots and somewhat decent schools. Also people who buy here tend to be a bit more so they DGAF about the high cost of taxes, permits, etc.

Yea...we're really struggling with it. Basically paying $12k tax for a house valued at $525k...so ~2.2% tax rate? And without kids using schools (which aren't even that great here), most of our $12k money is just being lit on fire for us. Makes absolutely zero sense, and I can't for the life of me understand why people want to live in our area so bad. Another reason why we're thinking a cut and run scenario makes a lot of sense right now. Yea, I can't believe how crazy it is out there. At least Metro Detroit is a major metro area with a lot of stuff. There are certain thresholds I will not cross. A car payment that starts with a 7 or higher. Another would be 1K/month in property taxes. I mean, I understand that the government has to be funded and they "will get you some way." In CA it is income tax. Do you guys know some reliable places to kind of put some quotes out for a refinance? Intarwebz has lots of places but I'm not really sure what's sketchy.
Thelast time I asked the guy that did a lot of my paperwork on whether or not it would be a good time to refinance (A few years ago), he said unless it's a full percentage point of difference it's not really worth it. Right now seems like a good time to look into it again.
Also, would you have to up front any of the costs for this or can it be rolled into it?
My credit score is also 800+, so I'm assuming I shouldn't have any problems getting approved. Currently at 4.25%, which was decent at the time I bought as we waited for a couple of months to see how low it would get but it didn't really budge much so I went ahead and locked it in.

You can usually roll most of the refi costs into the note.
