Counting the beans makes for an easy decision. It's 100% stupid to buy anything here now, because we could use that money to buy a place somewhere we actually want to live.
Yes, but my point is that certain elements of happiness are somewhat quantifiable. And in the great scheme of things, $50K is not that much, especially if we're spreading that out over 5 years or so. Not sure what your master plan is on leaving NY.
$50k today is a ton. I was :wrong: to assert earlier that it really isn't. That's ~25% of our "worth" right now. It's retiring at least 2 years earlier or buying a much nicer place if we can ever get out of this hell hole.

Buying a cool (non-appreciating) place now is essentially buying a small amount of happiness now at the cost of a larger amount of happiness later. It's the classic spend vs save argument, nothing more.

Easy to say when your house is appreciating anyway.
Appreciation only exists when you sell.

Until then, you might as well measure your net worth in valve stem caps.

I just ran over and crushed one of mine after I forgot to put it back on the last time I checked my tar pressures. Guess I'm only worth 75% of what I thought I was. :(

If you plan to die in your house then feel free to ignore it, but I sure as fuck hope/plan to live anywhere but here ASAP and probably move at least two more times after that. Appreciation is a yuuuge factor in where I might end up.

I feel like the main "investment advantage" of a home is that it is forced savings. Renting doesn't really offer that. Anyone paying a mortgage is putting hundreds or thousands a month into they personal bank. It will incur expenses of course, but if you have to outlay say $1,200-2,000/month to live somewhere no matter what, may as well have half of that be put into a house that you can get back at the end.

It's a very situational thing though, everyone's personal financial results will depend on so many factors. Having just bought a (to me) pretty expensive house at $327K though, there is a bit of :disgust: in the fact that if we wanted out of it, we'd basically have to shell out $25K in losses for realtor fees and shit.... basically 1.5 years of rent at a similar place.

Ideally, when's the best time to :haus: hunting?

Our lease is up in September so we've got some time but I feel like that will get here much sooner than expected.

A ton of :haus: sales coincide with the school year. You’ll see inventory go up in the spring and then dwindle down as the year goes on. Winter usually has the lowest inventory levels.

Makes sense. Browsing now and it's really slim pickings.

Market opens up in March, slows down in November.

We closed on 10/1 in 2017 after a 60 day close. :haus: sat on the market all year, we were able to :crang: the number down a bit and negotiate for new HVAC.

Just applied to refi.

Finally tapping into the $80k of "equity" before the market blows out. 3.375% ona 30yr. Dropping from a 4.125. Refi will pay for itself in 13 months.

:dat: markets die off in the winter months after October and get more competitive in March til July. On average you can expect 3-4% higher priced sales according to zillow.

I know nothing about cameras but my dad wants to put one up at the dock by his boat. Don't know exactly what he wants but it needs to work outdoors in a marine environment. What are the key words or standard brands? Ideally something that doesn't require a subscription.

Does he have wifi there? You can buy cheap Arlo cameras in 2 to 5 packs at various retailers like Costco and Walmart. They are pretty decent and can be wireless or powered by typical outlets/extension cords, if wireless they need to be plugged in and charged like once every two months.

There's wi-fi and 110 electric available so pretty much anything should work.
