I think it's a smart play. Buy again if you want to continue Bay Area life, I think there will be an opportunity to buy for less than today in the next 1-3 years. If not, things seem to be leveling out, kind of topped out for the time being, IMO. Who knows though, this is all just a roll of the dice.

Essentially. This, I want my next place to be a bit nicer than my current (and I am only going to buy again once me and the AZN make things formal). I don't think my current place has room to appreciate anymore. So I don't see any downside to selling outside of losing a really ridiculously cheap mortgage, but to be fair, I can just put this money into a CD and make $1200 a month, as it is currently tied up in a house. My current mortage+proptax+interest expense is significantly higher than what I would need to "rent" what I need right now.

What year did you buy this place? Seems like you hit the timing jackpot.

I'm trying to convince the gf to sell her townhouse and rent in downtown Charlotte for a year or two, similar plan. Probably need to go ahead and put a ring on it one of these days . No epic SF equity, but she bought this place in 2014 and it has appreciated by like 30+%. I think it'll be the first area to drop once any occurs . Fuckin' boonies burbs tank fastest.

I wasn't arguing? I posted facts and paths for what to do, if one used set would last me until turn in that's the route I'd go, like I did on my 335i. But that a bunch of people for whatever retarded reason. Whether the tire is at 100% or 80% I I was going to use the same brand/size etc. Not some nankang crap. But that is the reality here. You want a house... you need a 1.5M loan- downpayment. I am also not exactly setting money on fire here. Just pointing out the reality of living here. It is like you take the "income" here and divide it by 1/2 to 1/3 to equate to rest of the country.

That's why I am moving. 6-9 kids out from 2pm-9pm yelling, screaming unsupervised in the streets, unknown parents etc. No dad obviously because who has that and why is that necessary.
