Ok all BS aside, I think my current plan for life/action is as follows, my life decisions do transfer into my car decisions as I can't uncouple the two.
My plan is to sell my current place by March/April and move into a studio/1 bedroom in SF proper by June, my M3 is done at the end of August, so that works out. I am trying to downsize as I have no use for 1800 sq feet and two unused bedrooms.
This means I will lose my garage, and I will have almost no use for a vehicle period. SF is one of the most anti-car places known to man. I would be able to keep a vehicle at my dads for road trips etc, but I don't know for sure because if I keep my current job I would have an epic 1.5 hr commute through traffic. So I don't think a viper is in the cards for a while.

It's funny because it's true.troyguitar wrote: ↑Wed Sep 12, 2018 4:48 pmI love how you end up spending less to live in SF than we do in KY. Dem rich getting richer.max225 wrote:Quick
750k Place I am in now vs 750k 1 bedroom apartment in SF.
Cash out 600k, invest at 2.55% CD ~15,300 a year/$1275 a month
Rent 1bed/studio @2500 a month.~1125 net rent cost
Buy same place.
Let's just say I put the same 600k down, and only "borrow" 150k. I miss out on the $1275 invested so ($1275)
Property taxes on 750k out here is around 2% a year in SF. ($1250) a month
$500 a month in association fees are unavoidable, about average as they range from $300-1500 in the high end places
$3025 in the hole for taxes and fees+
Interest @4.5% for 150K $6750~$562 a month
$3025+$562
$3.6k a month for interest+fees+taxes
Now presumably the place will appreciate... however I am not sure by how much anymore as the prices seem to have leveled off in sf.
Presumably, appreciation will remain at 5% a year which may or may not be sustainable....
That's $3125 a month so If i am banking on that...
the "net" cost is ~$475 a month which is actually a bit cheaper than renting.
Now there are a few wrenches in this equation, such as lack of appreciation (which is likely), it will simply unhinge that entire equation, I also don't plan on living in SF for more than 12-24 months so I'd have to spend 3-6% in realtor fees which will completely negate any gains for the year. 22,000~45,000 in that year, which is around ~1800 a month.

I don't think my current place has room to appreciate anymore. So I don't see any downside to selling outside of losing a really ridiculously cheap mortgage, but to be fair, I can just put this money into a CD and make $1200 a month, as it is currently tied up in a house. My current mortage+proptax+interest expense is significantly higher than what I would need to "rent" what I need right now.D Griff wrote: ↑Wed Sep 12, 2018 5:50 pm
I think it's a smart play. Buy again if you want to continue Bay Area life, I think there will be an opportunity to buy for less than today in the next 1-3 years. If not, things seem to be leveling out, kind of topped out for the time being, IMO. Who knows though, this is all just a roll of the dice.

I mean making things official isn't always the bad way out. I am 34 and I have never been married she is 32.Desertbreh wrote: ↑Wed Sep 12, 2018 7:38 pmI'm not sure that you do? I don't think we're doing a shotgun wedding because I splooged inside of her the first night we met and now daddy is angry and hitting her over the head with a bible.
