I also love home ownershit, so I get the desire for buying a house in the first place. Just want to make sure you've got a grasp on the entire situation.
I would say there's major upside to the area based on proximity to things and the light rail has really changed the game along this corridor of the city. Not banking on any crazy gains though, I think it's stupid to do so... no one can predict the future. We did gravitate to the house over townhouse though in hopes that losing our asses is less likely.

Buying a house is stressful, sure, and there's always a sense of apprehension when you make that big of a decision. You take a look at everything you can, heed advice and make the best decision. Ultimately it's a great joy, closing is a huge relief, and the first time you step into YOUR home, it's an elation that's not matched by much.

You should expect to pay about 1.2% of the purchase price in taxes in that location, don't listen to these other morans spouting :bs:

You'll have several years of sub-$4k tax bills... Maybe even staying sub-$5k for life.

We'd have a $4k tax bill on an $89k house here. Detroit's place would cost about $24k a year once his garaj mahal is finished.

Probably something you should know when you sign on the dotted line. Taxes are a non-insignificant portion of your :haus: expenses. What the current owners pay could be drastically different than what you pay. Or maybe not. You should do some homework.

Here, taxes are "reset" when there's a change in ownershit, but it takes effect the next calendar year after you buy it. I know people (myself and others) who bought a house only to have the tax bill increase by 50%+ the next year. Friends of mine bought a "cheap" house in Detroit. Previous owner was paying $2k in taxes...their tax bill was $8k. 400% increase. They were blindsided and completely changed their view of buying that house.

Hopefully NC is different, and very likely is.
This is especially true if the sellers were :wap: and were getting a senior discount on their prop taxes, which you will not get and will be an eye opener the next tax year.

Carolina is cheap as fuck. Charlotte is "expensive" for the area because taxes for a normal person average over 1% instead of under like in most of the states. Moving to Charlotte from the suburbs (especially if you go across the border from SC) can mean a tax increase of 50%, which sounds like a lot except it's only going from 0.8% to 1.2% of the market value.

It's all relative... people here are all :triggered: by house prices... it does kind of suck that this same house would've been $200K six years ago... but it is what it is, still better than many places.

Our income is about the same... and your $250K house is a lot nicer than this house... you are kind of "forced to afford" something based on where you live, I'd feel much better about a $250K house but they are shit around here. People in the Northeast and CA pay $500K at the same income level because they don't have much choice and as such drive 10 year old Prii.
