It seems like this creeps into many areas of forum. It would be nice to see a real estate thread...

Personally, I find it quite fascinating to see where home values are going all over the country and what it costs to live in one area vs another.

My area as you guys know has been hugely impacted by the tech boom and the influx of chinese money. Real estate here went 10-15% a year and the last 5 years have completely annihilated any chance of owning something worth while.

However .. I do feel like a huge correction is coming... we have tons of new developments in the works etc etc etc. And we're starting to top out. Average folk is realizing that we can't sustain paying that kind of money to live here... 4-6k a month for 30 years.... that's a lot to sign up for... and a lot of pressure to maintain that type of income to attain an average home.

Our neighborhood was built in the 2005 timeframe. We paid $154k for our house 2.5 years ago. This house is 3 doors down from us and has been for sale for over a month, was asking $175k and reduced to 170k so far:

Parents bought this place on the other side of town back in 2009 I think after the market crashed for $260k:

Damn Cali is :waxer: but really we have similar pricing in Philly depending on where you want to live and what type of place you want. $1.1MM will get you a damn fine condo in a skyscraper with some pretty fucking good views, but even at that we don't have many places that would fit this description. Most $1MM+ places are single family homes.

Here's a pretty nice South Philly home that isn't too offensive, would be livable as is but you could upgrade if wanted, has a garage, and a tiny backyard.

That's not bad, and the price is pretty typical despite having a huge garage attached to it. Decent pricing for the area really.


Here's a new construction home in my hood. Really nice place from what I can tell, but next to a couple POS auto body shops that would almost certainly block your driveway with a non-running LeSabre with no bumpers and taped up for paint.

This place is smack in the middle of the hood, but it's a hipster infested area that is "up and coming" :yeahok: despite a very aggressive and vocal counter-effort from the community. i.e. not a place I recommend living. You'll hear gunshots nightly for sure. Bring your pitbull, or better yet bring 2 and pack some heat while walking them.

I just quick searched for places with parking. There are lower price points available depending on what you want and what your requirements are, a garage is a $100-150k adder it seems. But I'd say the floor for a decent place in a decent neighborhood with street parking is probably $250-300k. Lower than that and you're in for some shit one way or another.


Like this one. Mostly inoffensive, could use some updating but appears mostly good, and bonus that it has 1.5 bathrooms. That's kind of rare, most South Philly rows have only 1. It's in a good neighborhood (mostly) and only 3 blocks from public transit and good food/bars.

Just checked.. their place was built and sold in '06 for $495k. So they bought at almost half price three years later. Wild. They got lucky and picked it up as a foreclosure and it was one of few in that city that wasn't beat to hell by people pissed off that they were losing their home. Put an offer on it the day it was listed.

The Zestimate for this house is $381,487, which has increased by $4,035 in the last 30 days. The Rent Zestimate for this home is $2,195/mo, which has increased by $22/mo in the last 30 days. The property tax in 2016 was $3,363. The tax assessment in 2016 was $239,123, an increase of 1.5% over the previous year.

Above is the current Zillow estimate on our home. It would probably sell for $4OOK courtesy of a major kitchen remodel. We owe $130K on it @ like 2.7%. It is a relatively humble abode but it's got everything you need and nothing you don't. HOA is only $154 which includes gate/guard. My neighbors are all pretty damn cool. It's quiet, nobody fucks with you.

We would probably go buy a more Waxer house if we intended to retire in the Desert, but we don't. Why not? Too goddam hot, that's why. Hopefully 5-6 more years of big rocks into little rocks, then donezo. My daughter has three more years of high school and then she'll be gone, she's no big fan of the area either. The plan is to buy something like this

I've never had to work there or raise kids there or any of that shite I would probably feel differently. Waxer I know Nancy Pelosi wants my guns but I still like SF. I think a SF/Arizona dual condo package would be sweet but I'm out on 1.2M for less than 1000 square feet.

I check Zillow here and there just to get an idea of what the price fluctuations are doing. I take their estimates with a grain of salt, because they're rarely ever accurate.

I stole my place. Was expecting it to be $150K because the area it's in is right on the border of "Holy fuck the end of the street has money", and the other end of the street is all "middle class normal families" nice.
Paid $130K for it. The Zillow "Purchased" icon is WAY below the value level.... I can't say that that graph is too inaccurate because NOTHING on the house was updated so the value was really that low.

Anywho, The house next to me which is only about 100 more square feet than mine sold for $205K :fuckyeah:
Hopefully the rest of the properties make big jumps like that. I expect that mine is worth at LEAST $150-160 now. If I were to sell I'd probably start the price at $180 just to see what kind of offers I'd get.
Real estate fascinates me. I'd love to rent my place out and get something bigger. I feel like I'd need to make more money before I made that happen though. I couldn't afford to keep 2 places up if I didn't have a renter in one of my properties.

Dat Pacalio condo is quite nice but 425k is no joke.

SF is about to have 30-50k residential properties come to market. I think the market will get flooded with new nice condos pushing the others down a fair amount and a correction when it comes to the tech bubble with companies generating no money....which is like 50% of the startups here or more.

Dogpatch was SHIT. industrial waste sites etc. It is REALLY up and "coming" and it is super close to downtown yet it gets sun/little traffic and super easy access to the freeways. Some places in sf it takes 45-50 min to reach a freeway with no traffic. :mindblown:

That area has completely transformed lately... And it gets the best weather in the world... SF can get foggy but that area doesn't. 70F in the summer 55F in the winter 50 at night every night. It's fucking amazing. Sunshine 300/365 days a year

Max I like that Dogpatch condo! I have fond feelings SF because of the weather and good times I've had there. I've never had to work there or raise kids there or any of that shite I would probably feel differently. Waxer I know Nancy Pelosi wants my guns but I still like SF. I think a SF/Arizona dual condo package would be sweet but I'm out on 1.2M for less than 1000 square feet.
Dat Pacalio condo is quite nice but 425k is no joke.

SF is about to have 30-50k residential properties come to market. I think the market will get flooded with new nice condos pushing the others down a fair amount and a correction when it comes to the tech bubble with companies generating no money....which is like 50% of the startups here or more.

Dogpatch was SHIT. industrial waste sites etc. It is REALLY up and "coming" and it is super close to downtown yet it gets sun/little traffic and super easy access to the freeways. Some places in sf it takes 45-50 min to reach a freeway with no traffic. :mindblown:

That area has completely transformed lately... And it gets the best weather in the world... SF can get foggy but that area doesn't. 70F in the summer 55F in the winter 50 at night every night. It's fucking amazing. Sunshine 300/365 days a year

Outside of :mahtroy: it seems like most here are around 500-700k for a house/rowhouse/condo in a nice area... which is a LOT.

I know seattle ain't cheap no mo... and Jew York is pricy as fuck also...

Considering the "incomes" here it really doesn't seem that esssspensive here.
