I signed all my final documents today. Still on track to close the 2nd, but closing early is still possible if buyers lender finalizes the loan early.

I won't lie, I'm kind of excited to pick up some out of style 100 yr old chairs that i posted up from our local crangslist. Maybe vintage is where its at?

I’ll likely go the Amish route or try to find a local furniture maker.

All of the stuff sold in stores is largely crap.
We ordered our amish stuff through a local store in the Williamsport area which somehow had a :dillerman: relationship with the amish group. They had a bunch of sample stuff in the showroom so we knew it was good before ordering. I can try to find the brand again if you want. I opened one drawer and knew immediately that they were the way to go.

Escrow just closed on the house I was selling. Final figures:
Bought - $161,000 (I don't have stuff on hand to see how much I actually put down out of pocket)
Sale price - $241,000
Total closing costs - $33,691 (repairs, CA taxes withheld, commisions for agents, misc fees)
Net "profit" (obiviously not including maintenance fees while it was rented out) - $46,309
