Can't get the seller to pick up, or share, closing costs?
Denied there.
I've got a couple ideas, but as it stands right now I can't move forward. I'm over budget by about $5k on closing costs, including all escrow and prepaid costs. I had only budgeted for closing. Nobody ever told me what to expect for escrow.
Escrow and closing is a fuckin killer. Hopefully you can work something out
I got the seller to pay for a new HVAC. In return I'm eating closing.
It's a seller's market, breh. Good luck getting someone to pay closing for you unless it's a real turd of a haus.
Wrap closing costs into the mortgage? Or are you too tight on down payment to do that?
Buying a house is a fucking expensive proposition just from the Closing costs in large part are how the mortgage companies make their money. They sell the loan instantly to the .gov, so they don't even get the interest.

We somehow roll the expenses into our mortgage. Congrats on the new house, you'll be happy you did this when you're 's age.

That's not uncommon. I've done that with my last two mortgages.
The only catch is if you're on the edge for down payment %. If wrapping the CC in prevents you from putting 20% down or whatever.
Thanks to me being commission based and the wife being 1099 based for income, it was not easy to get the approval, and we're at the max of our approval even though it's well within what we can "afford" per the 36% rule. Her deductions killed us.
This hasn't been an easy process.
No mortgage process is easy. Sucks that yours is even worse.

Actually there will be a lot of car time coming up. Ive got a suspension to install, wideband, and ecu to install/tune.
Plus the wife is being sent on a business trip for an undetermined amount of time.
I found I can pull money out of my IRA (up to $10k) as a qualified disbursement as a first time homebuyer. I'm only going to pull out $5k, as I'm about $5k over budget.
Or it sounds like the military is just being assholes and not telling us.

Hot tub delivered.
Weight bench disassembled and moved into storage.
Need to empty the safes and move them out of my office next and start clearing the bedrooms so I can paint them this coming week. I recently disassembled my desk and put it all back together, so I am not looking forward to that again.
