My mom will be 85 in February and is still in command of her life. Her grandmother lived to be 101. That ratio makes no sense. If 475 is $5500 the. 350 should be 3900 or so. All you need to do is have a house over a Millie which is a tear down here to pay these taxes. different tax districts, schools, etc. The special district shit can really add up. Houses are in same parish (county) but different cities.

Sub 1% robbery aka prop taxes are super rare. Pretty much Nevada and a handful of other states are there.
Texas is a shit show for ex and so is Florida … they are at 2-2.5%

It's on the border. South of 10th street right there is a neighborhood called Irvington that's pretty trendy and generally nice, but 6 blocks north of that border is getting iffy. It was rough watching mom's' decline the last few years after being pretty healthy and mentally sharp for the first 89 or so years.

Same with my grandmother when she passed in 2013. I saw her last at the hospital bed still aliveliterally 2 days before her passing. As i got closer, it gave me the chills and not in a good way, kinda freaked me out. Machines were maintaining to keep her alive.

TN has no income tax, but does have reasonable prob taxes and kinda silly high sales taxes (that are capped to some extent on big purchases like vehicles). LA had all three. NY has silly prop tax and more reasonable sales tax.
Overall, avg chill dude living in tx pulling down low 6 figs in a 1800 sf house has far less of a tax burden in TX than CA.

I will say, I do enjoy Austin, the riverfront and downtown area neighborhoods are really cool! It's certainly prettier than most TX urban areas. The thing is though, Max is right, to live somewhere that is actually nice and offers access to those amenities, it's going to be a lot of money.
To me, living in a big ass open field in a giant boxy home surrounded by giant boxy homes where you're required to sit in traffic on a freeway to do anything is just an absolute shit lifestyle. I get more joy out of walking out my front door and enjoying a nice walk/run/bike ride than pretty much anything else when it comes to where I live. That privilege is pretty damn expensive everywhere.
