So the latest in the JP leaves south Philly hell saga:
Put an offer on a house in the close suburbs. List was $450k. Offer was $460k with a $5k escalation clause up to (gulp) $600 fucking thousand. So a max of $150k over list. And we need a mortgage but are willing to cover, in cash, up to $100k discrepancy in appraisal result. Our mortgage is fully underwritten and comes with a $10k guarantee to the seller.
Didn’t get the house. Cash buyer got it at a lower price.
Fuck this.

The real estate market you are decribing is quite insane. It makes California look normal. $460K offer but you'll go up to $600K but that is still a hard no dawg? No clue. We will find out later once the sale is complete. But probably low $500k ish? JP house update: Just sweated through my shirt twice while dropping off 100+ letters to houses in our target area. Got one response so far so that's nice. We'll see if it leads anywhere.
