Red states are the new "mecca" however they come with their own share of downsides. What are you looking to do ? You can make most US states work, but coasts tend to be most coveted/best served by airports etc.
Cream of the crop, nice views/geography, great schools, decent weather (I'm ok with 4 seasons)... i could do $1-1.2MM for a nice house in a dope community. Near a beach/coast would be ideal.
500k-750k gets you so much in TN or the carolinas. anything off the coasts thats a huge amount for housing
Even the part of Oregon we'll be moving to $500k gets you a good 4-5x what we pay here in San Diego. It's unreal. Glad to be getting back to somewhere with attainable homes for purchase.

Plan is to be a bit east of Portland in Happy Valley. Not tied there right now, but where our search has been focused based on two of my friends buying there in the last six months.
I may want to live west of Portland though so that I'm closer to the gym I think I want to train at up there. PDX Muscle. Appears to be one of the only bodybuilding gyms in the area. Everything else is a globogym or a crossfit box. There is one other old school gym that looks good for bbing that is close to Happy Valley, so I'll check that out and see if it will work for me. If it doesn't we'll live further west than HV.

What part are you in again? I always think of you being further north by Seattle even though when we met up it was in Portland.

That’s right! Vancouver is on our list too so we can swing avoiding paying state income and sales tax, but Happy Valley is most likely what will happen. Will keep you updated doe
