At least around here inventory is minimal right now.

Depends on the rates I guess, but right now our stock market performance is bad enough that we should probably just use the cash that would have been used for eurotrip instead of taking out a loan.Big Brain Bradley wrote:serial question, time to HELOC it. throw on CC to get done bu HELOC for lower rate.

Yeah it's on the list of things to check, I'm just pissed at the timing of all of this... We're the busiest we've ever been and it's the hottest time of the year, ain't nobody got time to research HVAC shit.[user not found] wrote: ↑Wed Aug 02, 2017 9:47 amSome HVAC companies offer financing too - I just saw an ad for 0% for 18 months.troyguitar wrote: ↑Wed Aug 02, 2017 9:39 am

Yes! I'm very stoked and relieved. Our roof was old when we moved in 19 years ago so I'm very grateful. Getting the other stuff done, especially the AC, is an added bonus. for AAA insurance.[user not found] wrote: ↑Wed Aug 02, 2017 6:53 amFantastic!wap wrote:
A LOT of neighbors are getting new roofs after our recent micro burst storm so I thought I'd file a claim with our company just in case we had damage too. Adjuster bro found more than 75% damage so we're getting a new roof!!
He also found a few other things too that they're going to pay for. Some hail damage on a couple of drip rails above some windows, some chipped paint on a window frame, a torn screen, and a lot of bent fins on our wall-mount AC that I believe they're paying to replace.
Now I gotta start the process of calling roofers.

And September is just a shitshow with the wife's schedule.
So, this gives them time to get the haus right, and gives us time to deal with life.

No one knows how long we'll be here, but it's unlikely to be more than 3-5 years.[user not found] wrote: ↑Wed Aug 02, 2017 10:08 amMy requests would be simple - if you guys are staying in KY, in that haus for a while, just do a total system overhaul and get a newer R104a system in there. You'll need to do the evap coil and condenser, though. So be aware.troyguitar wrote: ↑Wed Aug 02, 2017 9:53 am

R22 refrigerant will be 100% phased out by 2020, and new systems already aren't shipping with it. You can get a dry-charge R22 system as a stopgap, but be aware that refrigerant prices are just going to go up as R22 gets scarcer and scarcer.

I didn't know 60 day closes were standard. All my house transactions (3 now) have been 30 days.

Interesting.
Also, this is the first time I've stayed in the same place for longer than 18 mos.

I haven't had a vehicle past 18 months in the last 6 years.
Now, I've had the for going on 3 years. That's a crazy record for me.

Elon Clearly aint heard of HOA's
“I think eventually almost all houses will have a solar roof,” Musk said during a May TED conference in Vancouver. “The thing to consider the timescale to be probably on the order of forty for fifty years. On average, a roof is replaced every 20 to 25 years but you don’t start replacing all roofs immediately but eventually if you were to fast forward to fifteen years from now it will be unusual to have a roof that doesn’t have solar.”

Elon sounds like Max...the entire world exists between the Pacific and the Sierra Nevadas. Everything else is that's going to die.
Solar may not ever make sense in much of the country where there's actually clouds and water falls from the sky on a regular basis.

28 days until my renters are out and I can start the renovations to sell my place... Redfin and Zillow estimates are both in the high 220s. I'd be happy to sell for a flat 200k as a worst case scenario.
