Looking at getting a new front door to replace the existing double. I'm liking this look (1st pic of light wood oak doors)... Also, pictured is my home's frontage from da ousside. I'm thinking that the double door look is getting a bit dated.ImageImage

That door is 5/7 if you want glass at the entry way.

Sometimes I regret getting a glass door where people can easily see if you are just trying to ignore them, or if you don't want pesky kids at the door on Halloween. ;)

I gotta find the door distributor. A local builder uses it on all of their custom homes in the nearby town I've been scoping real estate out in lately. Not sure if they will give me a contact.

I looked into this. The problem is there is no major door or window manufacturer that will warranty a double pane window if you apply a film to it. I did this in my garage and learned really quickly why.... The tint repels the heat back between the panes and you end up super-heating the gas between the glass and either blow out the seal or crack the glass. Ended up costing me a new window. :(

If you want it tinted, buy it that way from the manufacturer.

put another way; a home loan is a secured loan, secured with the asset that is the home. If the home value is not accurate and the borrower defaults, what secures that asset?

We experienced this first hand. Didn't have to get an appraisal for refi. Our mortgage guy (our buddy) said there are a number of requirements to avoid the appraisal and few quality to get it. He said we were the first he had. You have to hit a certain debt to income ratio, credit score, equity number (which is :bs: because equity is based on the appraisal), and some other stuff.

Still, not a good sign, IMO.

My water heater just started leaking, so I contacted my home warranty (First American Home Warranty) to send a contractor out. They said that they won't be able to send someone until tomorrow, even though there are multiple local plumbing services that could be here within the hour. I asked if they could send a different contractor and they flat out said no, they want to use some rinky dink service that doesn't answer their phones.

The water heater is from 2004 :doe: My warranty will cover it if it's actually broken, though it's probably just a leaky pipe. That's assuming that they ever actually get someone out here.
